KAIA Development Group is a Miami-based real estate development firm founded by a team of operators, technologists, and investors with decades of combined experience across the United States, Turkey, and the Gulf. We identify land, develop residential assets, and structure private investment vehicles that give high-net-worth individuals direct access to institutional-grade real estate returns — without the operational complexity.

Our focus is three asset classes where Miami's structural demand is most pronounced: attached townhouse developments for the for-sale market, multifamily residential buildings for the rental and condo conversion market, and purpose-built student accommodation near Florida's major universities. Each project is held in its own legal entity, capitalized through a Regulation D private placement, and managed with the discipline of a professional real estate fund.

Every KAIA investment is built on the same legal framework used by private equity funds and institutional real estate operators globally — Regulation D, Rule 506(b) of the US Securities Act of 1933.

Delaware SPV — Per Project

Each fund is a standalone Delaware Limited Liability Company created specifically for that project. Your subscription agreement and promissory note are with this entity alone. Your capital never commingles with KAIA's operating company or any other project.

Project LLC Isolation — Two Layers

The development itself sits inside a separate Florida LLC beneath the fund. One project's liability cannot reach another position, or the operating company. If something goes wrong on one site, your other positions are unaffected.

Reg D 506(b) — Compliant and Private

The offering is made exclusively to investors with whom we have a pre-existing relationship. No general solicitation. No public advertising. A Form D is filed with the SEC within 15 days of the first closing. You are investing alongside partners, not strangers.

Review the Offering

Once approved, you receive the Private Placement Memorandum — the formal legal offering document for the specific fund you are considering. It contains project financials, legal structure, risk factors, return mechanics, and full subscription terms.

Sign and Fund

Complete the subscription agreement and investor questionnaire with your legal advisor. Wire your investment in USD to the fund's dedicated Delaware LLC account. Minimum investment: $100,000. No lock-up beyond the stated note maturity.

Receive Quarterly Returns

Interest is wired directly to your bank account every quarter — whether you are in Istanbul, Dubai, or New York. At maturity, your full principal is returned. No hidden fees. No carried interest on debt instruments.

Kamil Güçlü brings over two decades of technology leadership, international business development, and angel investment to KAIA. He holds a BSc and MSc in Computer Engineering from Işık University, completing his Master's thesis on software quality in collaboration with the Head of Computer Science at Boğaziçi University.

In 2009, Kamil joined Oracle as Sales Director for Turkey, Central Asia, and Russia. He expanded his mandate progressively to include the Middle East and Africa, and ultimately led Oracle's EMEA sales and pre-sales technical teams across 128 countries — operating simultaneously from Istanbul, Dubai, and San Francisco.

In 2019, Kamil was appointed Senator by the G20's World Business Angel Investors Forum (WBAF), representing Silicon Valley and the United States. Notable investments include Adastec, the company behind the world's first AI-powered fully autonomous bus, and CarbonPays, a green fintech building next-generation payment infrastructure in Turkey.

At KAIA, Kamil leads investor relations, strategic partnerships, and cross-border capital architecture — drawing on a network built across three continents over twenty-five years.

Numan Noah Kepekci

Born and raised in Frankfurt, Germany, Numan Noah Kepekci is a serial entrepreneur whose ventures span financial technology, health and longevity, and e-commerce. He built his track record not by raising institutional capital, but by building products from zero, acquiring customers, and scaling operations — across multiple businesses, each generating over $500,000 in monthly revenue.

His current portfolio includes BioInfinity Lab, a research peptide platform built on a fully proprietary technology stack, with a growing international customer base. He is also the founder of RELAB LLC, a longevity supplement brand, and an early investor and strategic brand advisor at CarbonPays.

Numan's approach to business is operator-first: he builds the technology, writes the systems, structures the entities, and manages the operations. He brings that same hands-on precision to KAIA — overseeing corporate structure, fund administration, the investor portal, legal coordination, and US market execution.

At KAIA, Numan is responsible for everything that runs the company: legal structure, investor communications, technology infrastructure, US regulatory compliance, and day-to-day operations.

Önder Bekensir

Önder Bekensir's career is the connective tissue between Istanbul's high-net-worth networks and Miami's real estate market — which is precisely why KAIA exists.

He began his academic career at Boğaziçi University's Faculty of Tourism and Hotel Management before relocating to the United States in 1997, where he earned a Bachelor's degree in International Business from Florida Atlantic University, followed by a Master's degree in Economics. He spent approximately a decade building experience across multiple US industries, developing a first-hand understanding of the Florida real estate market.

After returning to Turkey, Önder assumed operational leadership of his family's business interests before dedicating the past five years exclusively to real estate — establishing his own brokerage with a specific focus on the luxury residential segment.

Önder is the operational core of KAIA's development activity. He manages site identification, contractor relationships, construction oversight, and local market intelligence in Miami. At KAIA, Önder leads all development operations, project management, contractor coordination, and Miami market strategy.
